Terms and Conditions of Use

1. Definitions

For clarity, the following definitions apply throughout these Terms:

“Company,” “We,” “Our,” “Us” – Quick Homes Rwanda Ltd.
“Services” – All products and services offered by Quick Homes Rwanda, including property listings, brokerage, consultancy, advisory, marketing, advertising (digital and offline), property documentation, communications (email, SMS, WhatsApp, calls), websites, applications, and social media platforms.
“User,” “You,” “Your” – Any individual or entity accessing or using our Services.
“Property Owner” – Any person, company, or developer listing a property for sale or rent through Quick Homes Rwanda.
“Client” – Any buyer, tenant, investor, or entity seeking to engage in a property transaction via Quick Homes Rwanda.
“Content” – All materials provided by Quick Homes Rwanda or users, including text, images, videos, floor plans, brochures, contracts, deeds, and digital files.
“Personal Data” – Information identifying or capable of identifying an individual, including but not limited to names, contact details, IDs, and financial information.
“AML” – Anti-Money Laundering laws and regulations.

2. Acceptance of Terms

By accessing or using our Services, you confirm that you have read, understood, and agreed to be bound by these Terms. If you do not agree, you must immediately discontinue use.

3. Scope of Services

Quick Homes Rwanda operates as a real estate agency and property marketing solutions provider, including:

Advertising properties for sale and rent.
Facilitating property transactions and negotiations.
Providing consultancy, advisory, and valuation services.
Publishing content through websites, applications, brochures, social media, and other marketing channels.
Connecting clients, property owners, and developers.

Quick Homes Rwanda does not guarantee the completion of any property transaction unless a separate written agreement expressly states otherwise.

4. Eligibility

You may use our Services only if you:

Are at least 18 years old.
Have legal capacity to enter binding agreements.
Will comply with all applicable laws and regulations.

5. Property Listings, Content, Media & Documents

Submission of Content
- Users may provide property information, photos, videos, floor plans, documents (title deeds, IDs, valuation reports, contracts).
- By submitting content, you grant Quick Homes Rwanda a non-exclusive, worldwide, royalty-free, transferable license to use, reproduce, publish, adapt, and distribute such content for marketing, promotional, and operational purposes.
User Representations
- You represent and warrant that you have the legal right and authority to share the content provided.
- You confirm that such content is accurate, lawful, and does not infringe the rights of third parties.
Company Rights
- Quick Homes Rwanda may edit, watermark, optimize, or adapt content for marketing.
- We may refuse or remove content deemed unlawful, misleading, offensive, or inconsistent with our standards.
Media Usage
- Photos, videos, drone footage, and floor plans may be published on our websites, apps, social media, and partner platforms for marketing.
- Documents (title deeds, IDs, contracts) will be used only for verification, compliance, and transactional purposes and will not be publicly disclosed.
Price and Availability Disclaimer
- All property details, including prices, specifications, and availability, are indicative only and may change without notice due to market conditions.
- Quick Homes Rwanda is not liable for losses arising from reliance on outdated property details.

6. Brokerage, Transactions & Due Diligence

Unless stated in writing, Quick Homes Rwanda acts only as a facilitator and not as a contracting party.
Commission fees, service charges, and payment obligations are governed by separate written agreements.
Clients are solely responsible for conducting independent due diligence before making decisions.

7. Fees and Payments

Certain Services (premium listings, consultancy, special marketing) may require fees.
Payments must be made per agreed terms.
Failure to pay entitles Quick Homes Rwanda to suspend or terminate Services.

8. Anti-Money Laundering (AML) & Fraud Prevention

Quick Homes Rwanda complies with all applicable AML and counter-terrorism financing (CTF) regulations.
We reserve the right to:
- Request additional KYC (Know Your Customer) documents, proof of funds, or source of income.
- Decline or suspend any transaction suspected of fraud, money laundering, or terrorism financing.
- Report suspicious activity to regulators or law enforcement without notice to the user.
Users must not use our Services for unlawful financial activities.

9. Intellectual Property

All logos, trademarks, listings, photographs, videos, marketing materials, and website content are the intellectual property of Quick Homes Rwanda.
Unauthorized copying, reproduction, or redistribution is prohibited.

10. Third-Party Links

Our Services may include links to third-party platforms. We are not responsible for their content, practices, or services.

11. Disclaimer & Limitation of Liability

Quick Homes Rwanda provides Services “as is” without warranty of completeness, accuracy, or availability.
We are not liable for:
- Errors, delays, or inaccuracies in property listings.
- Losses from reliance on outdated property information.
- Fraudulent activities by third parties.
Users assume full responsibility for ensuring funds are legitimate and transactions lawful.

12. Indemnity

You agree to indemnify and hold harmless Quick Homes Rwanda, its directors, employees, and affiliates against claims, losses, or damages arising from:

Misuse of Services.
Breach of these Terms.
Fraudulent or unlawful activity.

13. Termination

Quick Homes Rwanda may suspend or terminate access for violation of these Terms or unlawful conduct.

14. Governing Law & Dispute Resolution

These Terms are governed by the laws of the Republic of Rwanda.
Disputes shall first be resolved amicably; failing which, they shall be referred to competent courts in Kigali, Rwanda.

15. Amendments

We may amend these Terms at any time. Updates will be posted online and are effective upon publication.
